Pallisades of Towson

The Towson Palisades project is an 18-story, LEED Silver-certified mixed-use apartment building located at Susquehanna Avenue and Washington Street in Towson, Maryland. The site includes retail and office spaces, a parking garage, and two below-grade levels. D.W. Kozera, Inc. conducted the geotechnical subsurface investigation and construction observation testing for the project. During the geotechnical study Man-placed Fill overlying  Residual soils, disintegrated rock, and underlying Baltimore Gneiss bedrock were observed. 


The project faced significant challenges due to the presence of hard rock and the need for deep excavation to accommodate two below-grade stories. Rock blasting was required to achieve the necessary depths for the footings and subsurface structures. D.W. Kozera, Inc. provided recommendations for controlled blasting techniques designed to minimize overbreak and reduce the risk of disturbance to adjacent properties

During construction, D.W. Kozera, Inc. provided construction testing and observation services which included closely observing and testing the blasted rock to evaluate its suitability for footing installation. By utilizing the same firm for both the geotechnical investigation and construction testing and observation, the owner streamlined communication and decision-making, reducing delays and avoiding redundant efforts. For the Towson Palisades project, this approach ensured cohesive oversight from subsurface exploration through construction, optimizing cost management and maintaining consistency in site-specific recommendations.
