The R. House project revitalized a 2-story 1924 automotive building in Baltimore’s Remington neighborhood, transforming it into a 53,000-square-foot mixed-use space featuring a 350-seat food hall, modern office spaces, and community gathering areas. The $12.7 million adaptive reuse project preserved the building’s historic character while introducing new uses such as vendor kitchens, a full-service bar, a 3,000-square-foot outdoor beer garden, and a dual-purpose parking garage that doubles as an event venue. This redevelopment has become a hub for local businesses and a vibrant focal point in the community.

D.W. Kozera, Inc. (DWK) supported the project’s success by providing geotechnical observation and testing services. DWK conducted subgrade evaluations, monitored and tested compacted structural fill, and performed sampling and testing of concrete and asphalt to meet the project’s design specifications. These services were essential in adapting the historic structure to support its new uses while maintaining long-term performance.

Recognized for its innovation and community impact, R. House won the 2017 AIA Baltimore Design Excellence Award and the 2017 ULI Baltimore Wavemaker Award. DWK’s contributions supported this visionary adaptive reuse effort, enabling a functional, inclusive, and lasting transformation that celebrates history while fostering creative expression and economic growth in the community.
